Actually, it's not about me. What matters is my putting my client's interests first and foremost. In real estate, it isn't what you don't know that will come back to bite you, it's what you don't know you don't know. For instance, years ago a young couple sold their home without the help of an agent, thinking they would save having to pay a sales commission by selling as a "FISBO", or "For Sale By Owner". Whether they were aware of it or not, their property was located in a FEMA designated flood zone and, unfortunately for the young couple, they failed to disclose that information to the Buyer. Murphey's Law, shortly after the sale there was a major flood. The property was damaged, the Buyer took the Sellers to court and the Buyer prevailed. The young couple had to pay for the damages plus the Buyer's court costs and legal fees. There are many reasons that real estate transactions end up in court, but the number one reason transactions end up in court is because of disclosure issues. If they had employed a licensed agent to protect their interests, this costly litigation would not have happened. The real estate transaction process is often described as a minefield of potential legal complications.
